To confirm a reservation, a 30% deposit of the total rental amount is required.

The remaining balance is due 56 days before arrival. For bookings made less than 56 days before arrival, the full amount is payable at the time of booking.

Written Cancellation

Cancellations must be made in writing by email. Whenever possible, we will try to re-rent the cancelled dates. If we manage to do so, we may offer a partial refund, reduced by any price difference or additional costs.

We strongly recommend that guests take out travel insurance that covers cancellation, illness, travel disruption, or other unforeseen circumstances.

Pets are not permitted at the villa to ensure comfort for all guests.

No smoking indoors

Smoking is not allowed inside the villa. Designated areas are available on the terrace and in the garden.

No parties or events

The villa is in a residential area. No loud noise after 23:00. Parties and organised events are not permitted.

Security deposit

A refundable damage deposit of € 300 is required on arrival. It is returned in full on departure provided no damage has occurred.

Frequently asked questions

Standard check-in is from 16:00 and check-out by 10:00. Early check-in or late check-out can often be arranged depending on the booking schedule — please contact us in advance and we will do our best to accommodate you.

The pool is not heated, but it benefits from full sun throughout the day and reaches very comfortable temperatures from late May through September.

The closest swimming spot is Lim Bay / Beach Fjord, about 10 minutes by car. The nearest family-friendly and well-equipped beaches are in Vrsar and Funtana, approximately 15–20 minutes by car.

Yes. In low season (before June) the minimum stay is 5 nights. From June onwards the minimum stay is 7 nights. In July and August, arrivals and departures are on Saturdays.

We accept payment by bank transfer or cash only. Credit and debit cards are not accepted. Full payment details will be provided at the time of booking confirmation.

A refundable damage deposit of € 300 is required. It is paid on arrival and returned in full on departure, provided the property is left in good condition. The deposit covers any accidental damage to the property or its contents.

Yes, the villa is family-friendly. A baby cot and child's high chair are available on request at no extra charge. Please note the pool has no safety fence — children must always be supervised around the pool area.

For the comfort of neighbouring residents and to preserve the tranquil atmosphere of the property, the villa is not available for rental to groups consisting exclusively of young people (under 25). We warmly welcome families, couples, and mixed-age groups.
